Elegant Luxury: How Neoclassicism Works Today
Some styles flare quickly and date just as fast. Others outlast trends - changing with time but never losing their internal composure. Neoclassicism belongs firmly to the second category. It is not an interior that tries to astonish the moment you walk in. Its purpose is different: to create a space where order, proportion, light, and materials converge into a sense of quiet, assured beauty. That quality - the ability to feel simultaneously classical and thoroughly alive - is what makes it one of the most enduring design languages available. And one of the most demanding to execute well.

Оust ten years ago, owning an oceanfront apartment seemed out of reach - a dream reserved exclusively for the very wealthy. Today, that reality is changing rapidly. More and more families from Canada, the United States, and Europe are discovering a model in which real estate in a warm-climate country is no longer a luxury, but a financially smart decision. In many cases, such a purchase can not only pay for itself, but also generate stable long-term income.

The Perfect Time to Enter the Samaná Market in the Dominican Republic
The Samaná peninsula is going through a rare moment in the real estate market right now - one where every foundation for growth is already in place, but prices haven't caught up yet. The government is pouring billions into infrastructure, a massive cruise port is opening, tourist traffic is already building, and the real estate market is just starting to move upward.

How to make a dream come true
Sosúa is becoming one of the most interesting destinations on the north coast of the Dominican Republic - not only for vacations, but also for real estate purchases. It offers what many North American buyers are looking for: a warm climate year-round, proximity to the ocean, developed infrastructure, an international community and prices that still look attractive compared with more heavily promoted resort markets. Most importantly, Sosúa is no longer just a small resort town. In recent years, it has grown noticeably, become more convenient for daily life and is increasingly considered a place for winter stays, relocation, family vacations and investment.

Samana Bayport is not simply a new cruise port. For the Samaná Peninsula, it is an infrastructure project that can change the entire investment map of the region. Where there was once one of the most beautiful yet undervalued corners of the Dominican Republic, a new point of attraction is forming for tourists, businesses and real estate buyers. These are the most interesting moments in a market: when the potential is already visible, the infrastructure is already being launched, but prices have not yet fully reflected the scale of future change.

Dear friends! Another vivid, eventful, genuinely difficult, but interesting, and in many ways pivotal year has come to a close. The real estate downturn that hit Ontario a few years back forced us to look for new investment directions. We started by working in Alberta, where investors earned excellent returns between 2021 and 2024, and later added the Caribbean region to our focus as well.

The category of self-employed borrowers has been growing steadily lately, as more and more Canadians try their hand at working for themselves, and new technology makes it easier for small businesses to run all kinds of operations. That said, when reviewing a mortgage application for a home purchase, banks tend to treat these clients with a great deal of caution, and we're increasingly hearing from self-employed clients who've either been turned down by their own bank, or been approved for a mortgage amount that falls far short of what they actually need.

Unique opportunity
The real estate market in the Dominican Republic has changed significantly in recent years. Buyers are no longer looking simply for an apartment by the sea. They are looking for a clear format: a modern complex, a strong location, professional management, short-term rental potential and a property that is truly ready to be used. Projects that do not require waiting several years for completion are becoming especially valuable - properties where buyers can enter the market almost immediately, with a clear price, furniture, appliances and completed infrastructure.

Annabella Hill - a new standard of living and a profitable investment
The real estate market is once again forcing investors to ask difficult questions: where does real growth potential still exist, how can one avoid overpaying at the peak, and which projects can work not only as a beautiful vacation purchase, but also as a clear investment asset? In such moments, it is especially important to look not at emotion alone, but at the combination of location, entry price, construction quality, rental potential and legal structure. That is why the Samaná Peninsula and the town of Las Terrenas are increasingly attracting buyers who are not looking for a mass-market resort product, but for a rarer opportunity to enter a promising market at an early stage.

In more than 20 years in the Canadian mortgage business, we have never seen as many programs, tax benefits, and incentives for first-time homebuyers as we have today. Real estate prices — especially in the condominium market, which is often the entry point for first-time buyers — have declined over the past year and a half, while the number of available listings has increased. This gives first-time buyers the opportunity to calmly choose the right condo or house, negotiate, allow enough time for mortgage approval, complete the transaction without unnecessary stress, and move into their first home. Let us briefly review the key advantages and benefits currently available to first-time homebuyers in Canada, and in Ontario in particular.

The Dominican Republic is now living through a moment that may become a turning point for its economy, infrastructure and real estate market. A country still perceived by many primarily as a beach destination is rapidly becoming a regional centre for tourism, logistics, manufacturing, energy and international investment. For real estate buyers, this matters enormously: when new manufacturing, air connections, infrastructure projects, jobs and stricter labour-market rules arrive at the same time, the cost of land, construction and finished properties almost always changes.

Why this market has become so attractive
Not long ago, real estate in the Dominican Republic was, for many North American buyers, mainly a vacation dream: palm trees, ocean, warm winters and an apartment to visit a few times a year. Today, the picture has become much more serious. The Dominican Republic is turning into one of the most visible resort real estate markets in the Caribbean, supported by growing tourism, new development projects, improving infrastructure, strong short-term rental demand and increasing interest from Canadians, Americans and Europeans.

Over the past two years, investors reaching out to us in Toronto have mostly been asking about refinancing, or asking whether it's even possible to sell a property that's turned into a money-losing one.

Over the next year, the Ontario real estate market is going to change significantly. And right now, in what will be a very short window, a unique opportunity has opened up for anyone without their own home to finally get their first property.

The Rental Market
It's no secret that at today's lending rates, renting works out cheaper than buying with a mortgage, since the loan payment, maintenance, and annual taxes on a purchased unit all end up costing more than renting a comparable one. How long will that last? Might it actually be more advantageous to just keep renting, and not buy at all? Let's take a closer look at whether that's really the case.

The Bank of Canada is getting ready to start lowering its interest rate. When will this happen, and how will it affect Torontos real estate market? This question is on a lot of peoples minds right now. Inflation eased slightly again in April, coming in at 2.7% compared to 2.9% in March. In principle, this is exactly what the Bank of Canada expected, given its goal of bringing inflation down to around 2% by the start of next year. What matters today is not so much that inflation is already close to normal, but that it is fully under control. Even rising gas prices weren't able to knock inflation off course, even though that risk was real.

Today, I would like to talk about Albertas economic news and the current state of Calgarys real estate market. High inflation, combined with the Bank of Canadas decision to raise its key interest rate to 5%, has significantly reduced consumer spending across Canada. Simply put, everything has become more expensive, and people are buying much less. This trend is expected to continue nationwide throughout 2024. Experts believe that the Bank of Canada will begin lowering rates in the very near future, but the decrease will not happen quickly, and it will take at least a year to bring the economy back to its pre-pandemic trajectory.

Calgary real estate is breaking every record. On average over 2023, Calgary real estate appreciated 15%, and since most of our projects are condos and townhouses, those specific property types appreciated 19% and 20% respectively. So, unlike Toronto, 2023 was an excellent year for Calgary real estate, and of course for those who took our advice about this promising market. Now, after a relatively quiet January, buyers are back on the market, and it looks like this February will once again break every sales record, though I don't think that'll last long. The traditionally hot spring months are still ahead, and everyone's expecting lending rates to come down soon. So Calgary real estate is set to break more than a few records this year.

A Calgary investment with a clear rental strategy
Real estate investors today are asking serious questions. The market has changed: high interest rates, cautious banks, expensive mortgages, more demanding tenants and very different dynamics from one city to another mean that every investment must be calculated much more carefully than a few years ago. That is why a strong investment project must answer several questions at once: where is it located, who is building it, how realistic is the entry price, is there rental demand, how is the deposit structured, who will manage the property, and is there a clear exit strategy?

What Investors Need to Know
Over the past two years, investor money has been pouring into Calgary real estate, where returns on investment today run three times higher than in Toronto. Alberta's legal framework differs significantly from Ontario's, and many of our clients keep asking us the same set of questions. These are entirely reasonable questions, since the process of buying and operating investment property in Calgary is quite different from Ontario, and it's certainly worth understanding these nuances before making a purchase decision. I hope this article answers most of the questions that come up, and if it doesn't, give us a call, and I'll do my best to answer whatever else you're wondering about.

For a long time, Calgarys real estate market was heavily dependent on energy prices. In 2005-2008, when oil prices were at their peak, the city was literally booming. The rental vacancy rate was practically zero, and real estate prices were comparable to those in Toronto. Then difficult times began for Albertas economy: energy prices collapsed, most companies shut down production because it was no longer profitable, and many people moved to other provinces. Albertas real estate sector also entered a crisis. Prices did not exactly fall, but they stopped growing. From 2010 to the end of 2020 - in other words, over an entire decade - real estate prices in Calgary barely increased. By comparison, during the same ten years, real estate in the GTA rose by about 250 percent.

More detailsHamilton is one of the best cities for investment
Hamilton is increasingly being called one of the most interesting real estate markets in the Greater Toronto and Hamilton Area — and not simply because it is located roughly an hour from downtown Toronto. The deeper reason is that the city is undergoing a structural transformation. Infrastructure, transit, the waterfront, education, healthcare, logistics, the film industry and new residential development are gradually changing its economic profile. For an investor, this matters: strong real estate does not grow in isolation. It grows with neighborhoods, jobs, transportation and the quality of the urban environment.

Canadian real estate market no longer follows a simple story of uninterrupted growth. After a period of record-low interest rates, intense buyer demand, and rapid price gains, the country moved through a sharp tightening cycle, slower sales, and a serious reassessment of risk. Yet the central question for buyers, investors, and renters remains the same: is real estate in Canadas major cities still a reliable long-term asset, or has the market entered a more cautious and selective phase?

Prospective investments
We take an extremely careful approach to selecting projects for our clients, and we choose only those located in areas where we expect a sharp rise in prices in the near term. When selecting a project for investment, we don't rely on overall market appreciation - the primary driver of price growth in the projects we select is the coming, substantial appreciation of the neighborhood itself, the area where the condominium will be built. There are many factors that influence how prices shift in a given area, and we study and analyze them carefully; when we conclude that prices there are bound to rise, we begin working with that project.

We always keep a close eye on the best opportunities in the pre-construction market, constantly monitoring different areas of Toronto and staying on top of the infrastructure projects the city has planned and how any given neighbourhood is set to develop, since that's the single most important factor affecting the returns our clients earn on their investments. On top of that, we also keep a close watch on what's happening in other Canadian cities.

Klondike for investors
I want to tell you about a great new investment project we'll be launching for sale in the second half of August, but first, a few words about the condo market overall. The condo market has fully recovered from the 2020 downturn - prices started climbing back in February this year, and over the first 7 months of 2021, prices rose by an average of 12%. All of the excess inventory that had built up on the resale market at the end of last year has now been fully sold off. Rental rates are also quickly clawing back last year's decline. They're still somewhat below what we saw before the pandemic, but with the border fully reopening in September and a huge wave of people set to arrive in Toronto, I have no doubt rental prices will not only reach their previous peak in the near future, but move past it. I don't see any indicators suggesting that price growth for condos will even level off in the foreseeable future.

Muskoka has always been more than just a summer destination for residents of the GTA. It is a symbol of northern Ontario, cottage country, quiet luxury, lakes, forest, golf, boats and the rare possibility of feeling far away from the city while remaining only about 90 minutes from Toronto. That is why projects in Muskoka should not be viewed as ordinary new developments, but as a separate class of real estate: lifestyle, investment, leisure and rental income can come together in one formula.

That is exactly what Eagles Rest Estates appears to offer - a new community of detached homes in the Horseshoe Valley area, near Barrie.
