We take an extremely careful approach to selecting projects for our clients, and we choose only those located in areas where we expect a sharp rise in prices in the near term. When selecting a project for investment, we don't rely on overall market appreciation - the primary driver of price growth in the projects we select is the coming, substantial appreciation of the neighborhood itself, the area where the condominium will be built. There are many factors that influence how prices shift in a given area, and we study and analyze them carefully; when we conclude that prices there are bound to rise, we begin working with that project.
As a rule, we get access to a project first, before it's officially opened for sale. This gives investors working with us the opportunity to secure the best units in the project, obtain the maximum discount, and lock in special contract terms - all of which significantly affects the profit our clients ultimately earn.
Today I want to tell you about a new project coming to market that we believe will be of real interest to investors. In early November, we're launching sales for Highland Commons, a project being built in an area where, in our view, condo prices will climb at a pace well above the GTA average over the coming years. This is one of the most promising areas for investment, and we have no doubt that investors who put their money into deposits on units under construction here will see excellent returns down the road.
Highland Commons will be built in the southeastern part of Scarborough, right at the entrance to the Conservation Area - a large forested tract running along Highland Creek. The Conservation Area is made up of three connected parks: Colonel Danforth Park, Lower Highland Park, and Port Union Waterfront Park, with an extensive network of walking and cycling trails and, of course, a large beach on Lake Ontario. Living at the entrance to a large forested area, on the banks of a river close to a major beach, while still being able to reach downtown Toronto in a little over half an hour, is worth a great deal on its own - but that's only the tip of the iceberg when it comes to this neighborhood's appeal for investors. The condominium complex will be built just a 10-minute walk from the University of Toronto Scarborough campus, which currently enrolls around 15,000 students and offers only 750 on-campus housing spaces. There is virtually no comfortable, modern housing in the immediate vicinity of the university, and on top of that, Centennial College's Morningside Campus - which also serves a very large student population - is right nearby as well. All of this makes the future Highland Commons condominium extremely attractive for rental purposes. Units here will lease up instantly, and at premium rents.
But that's still not all. The Eglinton LRT extension currently under construction will, in the future, include a stop right by the university, and within a 10-minute drive of the project, two new subway stations are expected to open by 2030. The plans for the area's development are ambitious, and in the years ahead the neighborhood will see a substantial amount of new residential, retail, and office construction. Getting into an area like this at the early stage of its development, before prices have had a chance to run away, is simply a goldmine for investors.

Highland Commons will be an eight-storey mid-rise condominium complex comprising 539 units of varying sizes, from compact studios to spacious three-bedroom suites. The complex's amenities will match the standard of a five-star hotel - everything needed for a truly comfortable lifestyle will be here, and Highland Commons will undoubtedly become the crown jewel of this neighborhood in the years ahead.
Beyond all of this, price range matters enormously to investors, and this neighborhood sits at the very beginning of a period of rapid growth, which means prices here are still very reasonable. Units in this project will start at $450,000, and 70% of the suites will be priced under $650,000. This is a truly unique offer for investors.
