Elegant Luxury: How Neoclassicism Works Today

Elegant Luxury: How Neoclassicism Works Today

Some styles flare quickly and date just as fast. Others outlast trends - changing with time but never losing their internal composure. Neoclassicism belongs firmly to the second category. It is not an interior that tries to astonish the moment you walk in. Its purpose is different: to create a space where order, proportion, light, and materials converge into a sense of quiet, assured beauty. That quality - the ability to feel simultaneously classical and thoroughly alive - is what makes it one of the most enduring design languages available. And one of the most demanding to execute well.

Sosúa is becoming one of the most interesting destinations on the north coast of the Dominican Republic - not only for vacations, but also for real estate purchases. It offers what many North American buyers are looking for: a warm climate year-round, proximity to the ocean, developed infrastructure, an international community and prices that still look attractive compared with more heavily promoted resort markets. Most importantly, Sosúa is no longer just a small resort town. In recent years, it has grown noticeably, become more convenient for daily life and is increasingly considered a place for winter stays, relocation, family vacations and investment.

The category of self-employed borrowers has been growing steadily lately, as more and more Canadians try their hand at working for themselves, and new technology makes it easier for small businesses to run all kinds of operations. That said, when reviewing a mortgage application for a home purchase, banks tend to treat these clients with a great deal of caution, and we're increasingly hearing from self-employed clients who've either been turned down by their own bank, or been approved for a mortgage amount that falls far short of what they actually need.

Real estate prices — especially in the condominium market, which is often the entry point for first-time buyers — have declined over the past year and a half, while the number of available listings has increased. This gives first-time buyers the opportunity to calmly choose the right condo or house, negotiate, allow enough time for mortgage approval, complete the transaction without unnecessary stress, and move into their first home. Let us briefly review the key advantages and benefits currently available to first-time homebuyers in Canada, and in Ontario in particular.

This question is on a lot of peoples minds right now. Inflation eased slightly again in April, coming in at 2.7% compared to 2.9% in March. In principle, this is exactly what the Bank of Canada expected, given its goal of bringing inflation down to around 2% by the start of next year. What matters today is not so much that inflation is already close to normal, but that it is fully under control. Even rising gas prices weren't able to knock inflation off course, even though that risk was real.

Now, after a relatively quiet January, buyers are back on the market, and it looks like this February will once again break every sales record, though I don't think that'll last long. Albertas real estate sector also entered a crisis. Prices did not exactly fall, but they stopped growing. Hamilton is increasingly being called one of the most interesting real estate markets in the Greater Toronto and Hamilton Area — and not simply because it is located roughly an hour from downtown Toronto. Infrastructure, transit, the waterfront, education, healthcare, logistics, the film industry and new residential development are gradually changing its economic profile. There are many factors that influence how prices shift in a given area, and we study and analyze them carefully; when we conclude that prices there are bound to rise, we begin working with that project.

All of the excess inventory that had built up on the resale market at the end of last year has now been fully sold off. Rental rates are also quickly clawing back last year's decline. They're still somewhat below what we saw before the pandemic, but with the border fully reopening in September and a huge wave of people set to arrive in Toronto, I have no doubt rental prices will not only reach their previous peak in the near future, but move past it.
