High inflation, combined with the Bank of Canadas decision to raise its key interest rate to 5%, has significantly reduced consumer spending across Canada. Simply put, everything has become more expensive, and people are buying much less. This trend is expected to continue nationwide throughout 2024. Experts believe that the Bank of Canada will begin lowering rates in the very near future, but the decrease will not happen quickly, and it will take at least a year to bring the economy back to its pre-pandemic trajectory.

The calm before the storm

The Canadian real estate market is once again in a state of uneasy waiting. On one side, high interest rates, expensive borrowing and cautious buyers have frozen activity in the GTA and several other major markets. On the other, the fundamental problem has not disappeared: Canada still does not have enough housing, new construction is moving too slowly, and the population continues to grow. That is why the current pause may turn out not to be the end of the growth cycle, but the calm before another storm.

Calgary - Klondike for investors

For a long time, Calgarys real estate market was heavily dependent on energy prices. In 2005–2008, when oil prices were at their peak, the city was literally booming. The rental vacancy rate was practically zero, and real estate prices were comparable to those in Toronto. Then difficult times began for Albertas economy: energy prices collapsed, most companies shut down production because it was no longer profitable, and many people moved to other provinces. Albertas real estate sector also entered a crisis. Prices did not exactly fall, but they stopped growing. From 2010 to the end of 2020 — in other words, over an entire decade — real estate prices in Calgary barely increased. By comparison, during the same ten years, real estate in the GTA rose by about 250 percent.

Hamilton is one of the best cities for investment

Hamilton is increasingly being called one of the most interesting real estate markets in the Greater Toronto and Hamilton Area — and not simply because it is located roughly an hour from downtown Toronto. The deeper reason is that the city is undergoing a structural transformation. Infrastructure, transit, the waterfront, education, healthcare, logistics, the film industry and new residential development are gradually changing its economic profile. For an investor, this matters: strong real estate does not grow in isolation. It grows with neighborhoods, jobs, transportation and the quality of the urban environment.

Я хочу рассказать о новом отличном инвестиционном проекте, который мы будем продавать во второй половине Августа, но сначала несколько слов о рынке кондоминиумов в целом. Рынок кондо полностью оправился от кризиса 2020 года, с февраля этого года цены начали подниматься и за первые 7 месяцев 2021 года в среднем цены выросли на 12%. Всё лишнее инвентори, скопившееся на вторичном рынке в конце прошлого года, полностью раскуплено. Цены на аренду тоже быстро отыгрывают прошлогодний провал. Они ещё несколько ниже чем то, что мы видели до пандемии, но учитывая что в Сентябре планируется полное открытие границы и в Торонто устремится огромный поток людей, у меня нет сомнения, что цены на аренду в скором времени не только достигнут прошлого максимума, но и уйдут вверх. Я не вижу никаких индикаторов указывающих на то, что рост цен на квартиры хотя бы стабилизируется в обозримом будущем.
