In principle, this is exactly what the Bank of Canada expected, given its goal of bringing inflation down to around 2% by the start of next year. What matters today is not so much that inflation is already close to normal, but that it is fully under control. Even rising gas prices weren't able to knock inflation off course, even though that risk was real.

Today, I would like to talk about Albertas economic news and the current state of Calgarys real estate market. High inflation, combined with the Bank of Canadas decision to raise its key interest rate to 5%, has significantly reduced consumer spending across Canada. Simply put, everything has become more expensive, and people are buying much less. This trend is expected to continue nationwide throughout 2024. Experts believe that the Bank of Canada will begin lowering rates in the very near future, but the decrease will not happen quickly, and it will take at least a year to bring the economy back to its pre-pandemic trajectory.

For a long time, Calgarys real estate market was heavily dependent on energy prices. In 2005-2008, when oil prices were at their peak, the city was literally booming. The rental vacancy rate was practically zero, and real estate prices were comparable to those in Toronto. Then difficult times began for Albertas economy: energy prices collapsed, most companies shut down production because it was no longer profitable, and many people moved to other provinces. Albertas real estate sector also entered a crisis. Prices did not exactly fall, but they stopped growing. From 2010 to the end of 2020 - in other words, over an entire decade - real estate prices in Calgary barely increased. By comparison, during the same ten years, real estate in the GTA rose by about 250 percent.

I want to tell you about a great new investment project we'll be launching for sale in the second half of August, but first, a few words about the condo market overall. The condo market has fully recovered from the 2020 downturn - prices started climbing back in February this year, and over the first 7 months of 2021, prices rose by an average of 12%. All of the excess inventory that had built up on the resale market at the end of last year has now been fully sold off. Rental rates are also quickly clawing back last year's decline. They're still somewhat below what we saw before the pandemic, but with the border fully reopening in September and a huge wave of people set to arrive in Toronto, I have no doubt rental prices will not only reach their previous peak in the near future, but move past it. I don't see any indicators suggesting that price growth for condos will even level off in the foreseeable future.
