FHA, VA and Conventional Mortgages and Refinancing
Pre-approval turns you from someone who is simply looking at homes into a buyer that sellers take seriously, and that is where I start. I help you choose between FHA, Conventional and VA loans, run the numbers on a refinance and stay your one mortgage specialist from the first call to the closing, in Russian and in English.
Three main routes to a mortgage, each with its own logic. FHA is insured by a federal agency and is built for first-time buyers with a modest down payment, though it also works for repeat buyers. Conventional follows the standards of Fannie Mae and Freddie Mac, its limits are set county by county, and with good credit the insurance costs less than on FHA. VA is designed for service members, veterans and surviving spouses, and it can finance a home with no down payment at all.
The whole path looks like this: first pre-approval, where the lender determines the amount you can count on, then the home search within your budget, then the closing. At every step I explain which document is needed and why, in Russian and without financial jargon, and for a refinance I show where a new rate or term really lowers the payment.
